Mortgage products in Cambodia have specific characteristics that differ from other markets. Most loans are denominated in USD rather than Riel. Down payment requirements are higher than in Western markets — banks rarely offer the 5–10% down options common in the US or Europe. Interest rates are floating with periodic resets, but most banks structure them as a fixed intro rate followed by a standard rate.
Hard title (ប្លង់រឹង / LMAP) properties are preferred by banks because they are legally cleaner. You will typically get higher loan-to-value ratios (up to 80%) and lower rates. Soft title properties can sometimes be financed but at lower LTV (60–70%) and higher rates. Strata title condos are widely accepted by banks for both Cambodian and foreign buyers.
Foreigners can mortgage strata-titled condominium units on floors 2 and above. Most banks require a Cambodian guarantor or proof of local income. Foreigners cannot directly own land in Cambodia and therefore cannot mortgage land, boreys, or villas in their own name — these typically require a Cambodian spouse or nominee structure.
Commercial bank mortgage rates in Cambodia typically range from 5% to 9% per year, with promotional intro rates as low as 4.95% for the first 1–3 years. Standard rates usually settle between 6.5% and 8.5%. Rates depend on the bank, your loan-to-value ratio, property type, and title.
Most Cambodian banks require a minimum down payment of 20–30% of the property price. For hard-titled properties, banks may accept 20%; for soft-titled property or land without LMAP, banks typically require 30–40% down or may decline financing entirely.
Foreigners can obtain mortgages for strata-titled condominiums on floors 2 and above. Most banks require a Cambodian guarantor or local income source. Foreigners cannot own land directly and therefore cannot mortgage land or landed property in their own name.
A promotional intro rate is a discounted interest rate offered for the first 1–3 years of a mortgage. After the promotional period ends, the rate reverts to the bank's standard rate. For example, a bank may offer 4.95% for years 1–2, then 6.50% for the remaining 18 years.
Monthly payment uses the amortization formula: P x (r x (1+r)^n) / ((1+r)^n - 1), where P is the loan principal, r is the monthly rate (annual / 12), and n is the number of monthly payments (years x 12). For step-rate loans, the calculation is performed in two phases.
