The international community
BKK1 began as "NGOville" in the 1990s when UNTAC and international NGOs settled in. Today's mix is broader — Chinese, Korean, and Japanese residents now outnumber Western expats, alongside diplomats, NGO staff, and corporate transfers.

One of the only neighbourhoods in Phnom Penh where daily errands — coffee, groceries, gym, dinner — happen on foot. Sidewalks are inconsistent and motorbike parking blocks pavements, but the grid is compact and shaded. Tuk-tuks abound for anything 1km+.

BKK1 pros & cons: what's great, what isn't
We won't pretend BKK1 is perfect for everyone — here's the candid version, from a Cambodia-based team.
- +Genuinely walkable. The only neighbourhood where you can live car-free if you want to.
- +Mature infrastructure. Stable power, decent internet, real sidewalks. Things just work.
- +Dining and nightlife depth. Cafés, bars, restaurants across every cuisine. Bassac Lane on your doorstep.
- +Strong rental demand. Easy to fill if you're an investor. Vacancy under 8% in most buildings.
- +English everywhere. Landlords, agents, services — language barrier is minimal.
- −Premium pricing. You pay 30–50% more than BKK3 or Toul Kork for the same square metres.
- −Parking is a nightmare. Tight streets, no off-street parking in older buildings. Bring a moto, not a Lexus.
- −Specific streets still flood. BKK1 generally drains better than most of Phnom Penh, but check your specific area.
- −Construction noise. Active development means jackhammers somewhere within earshot most weekdays.
- −Limited green space. No real park inside BKK1 — closest is Wat Botum, a 10-min walk.

Streets & sub-areas within BKK1
BKK1 has three loose micro-zones with different feels and price points. Locals don't formalise these, but they're real.
The quiet streets
Smaller odd-numbered streets like 240, 288, 302, 310 — tree-lined, lower-density, more preserved villas. Where long-term residents settle.
Wat Lanka core
Streets 51, 278, 308 — the dense café-and-condo grid around Wat Lanka. Most foot traffic, most new towers, most things to do within 200m of your door.
The boulevard edge
Along Norodom and Sihanouk, near Independence Monument. Bigger buildings, more traffic noise, easier vehicle access. Premium high-rises and serviced apartments cluster here.
