Cambodia's most awarded independent developer — 1,000+ homes delivered, 30+ international awards, and ODOM: the country's first LEED Gold mixed-use tower on Norodom Boulevard.
Note on 'Urban Hub' and the Goldfame Joint Venture
Urban Village Phase 1 and Phase 2 were developed under 'Urban Hub (Cambodia) Co., Ltd.', a joint venture between Urban Living Solutions and Hong Kong's Goldfame Group. ULS and Urban Hub Cambodia are closely related but legally distinct entities. All ULS-branded projects are included here; buyers should confirm which entity is the contracting party for Urban Village purchases. A planned Urban Village Phase 3 (~2,000 units) is mentioned on the ULS website but has no confirmed launch as of mid-2026.
Urban Living Solutions (ULS) was founded in 2016 by Kim 'Leang' Kean — a Cambodian-American entrepreneur who was born and raised in Cambodia, spent about a decade in the United States, and returned to Phnom Penh in 2004. His stated mission was to build community-centered urban spaces for Cambodia's rapidly urbanising emerging middle class, captured in the company's motto: 'Building Communities for a New Cambodia.'
ULS's first project, Urban Loft (182 condos + 21 shophouses, Phnom Penh), began construction in January 2017 and handed over in July 2019 — 100% sold at a then-exceptional median of $1,311/sqm, proving Cambodian urban residents would embrace community-amenity condo living. Its second project, Urban Village Phase 1 (828 condos) — developed under the Urban Hub (Cambodia) Co., Ltd. joint venture with Hong Kong's Goldfame Group — sold out in under a year and anchored the 3.4-hectare Factory Phnom Penh creative campus that doubles as ULS's HQ. Urban Village Phase 2 (1,700 units, designed by Atelier Cole of England, 45% greening) completed in 2024 and is 78% sold.
In Siem Reap, ULS delivered Bakong Village (a 4.7-ha Khmer-village masterplan of villas and shophouses, completed 2020) and Rose Apple Square (condos + strata offices + the 'Commune' co-living concept, completed Q3 2022, 95% sold) — the latter winning the Asia Pacific Property Awards Best Mixed-Use Residence 2023-2024. ULS's flagship, ODOM on Norodom Boulevard (a 45-storey office tower + 22-storey residential tower + 5-floor podium), is LEED Gold pre-certified — Cambodia's first — and brings the IHG Vignette Collection hotel, Japan's Tsutaya Bookstore and the Royal Thai Consulate to a single address, targeting completion in 2027.
With 30+ confirmed international awards — including the first-ever Cambodia project to win Best Condo Development in Asia at PropertyGuru (2019) — ULS is the only Cambodian-founded developer of its scale to combine LEED sustainability, global institutional partnerships, and a consistent sell-through record.
Developer Style
Community-first master planning: pedestrian-oriented layouts, high greening rates (40–50%), natural ventilation and pet-friendly design, paired with ground-level retail activation, co-working and 'Sky Village' community pods. ULS uses architectural competitions and international design partners (Atelier Cole, England; Singaporean team for ODOM), and an asset-light JV model with landowners.
Established in Phnom Penh by Kim 'Leang' Kean, a Cambodian-American entrepreneur, with a mission to build community-centered urban real estate for Cambodia's emerging middle class.
🏗️ FoundedULS's first project breaks ground (Jan 2017) — 182 condos + 21 shophouses introducing Cambodia's first community-amenity condo model with a climbing wall, 985 sqm gym and 2-floor library.
