Cambodia's leading Japanese condominium developer — two consecutive 5-week sell-outs, a perfect delivery record, and J-Tower 3, the Kingdom's future tallest building.
Note on J-Tower 3 Co-Developers
J-Tower 3 is a confirmed joint venture between Tanichu Group and Cambodian investor WH (CEO Nhim Reasey and Ang Daneth), signed on May 3, 2023 as reported by the Phnom Penh Post. Some separate references also cite Thai Boon Roong Group as a co-developer, but a second JV partner is not confirmed in public sources. Building height is variously reported between 310.5 m and 333 m (320 m most widely cited). Confirm the development and ownership structure directly with the developer.
J-City & J-Village Are Rental-Only
J-City (16 storeys) and J-Village (4 storeys) are retained by Tanichu and operated as serviced/rental apartments in BKK1. They are not sold as strata units. Only the J-Tower series (J-Tower 1, 2 and 3) is offered for sale.
Tanichu Assetment Co., Ltd was established in Phnom Penh in December 2013 as the Cambodia arm of Japan's Tanichu Group (headquartered in Kobe), led by CEO and President Shunji Tani (谷 俊二). The company was created with a clear mandate: to bring Japanese-standard high-rise condominium development to Cambodia's growing real estate market.
Construction began on J-City (a 16-storey income tower) and J-Village (a 4-storey apartment building) in 2014, both retained and operated by the company as serviced apartments in BKK1. In December 2015, Tanichu launched J-Tower 1 — the first-ever Japanese-developed for-sale high-rise condominium in Cambodia — which sold all 107 units within roughly five weeks. The company repeated this sell-out record in February 2019 with J-Tower 2 (43 storeys, 228 units), completed in April 2022.
Tanichu is now developing J-Tower 3 in Tonle Bassac — a 77-storey, ~333-metre landmark set to become Cambodia's tallest residential building upon completion in Q4 2028. The developer manages all sold projects post-handover through its in-house arm Rooglehome, and the wider Tanichu Group also operates a 113-hectare pepper plantation and a school in Mondulkiri Province, Cambodia.
Developer Style
Japanese engineering precision applied to Cambodian high-rise construction. All processes from land surveying through design, build and management are handled in-house. A low-density, quality-over-quantity approach — generous unit sizes (166–178 sqm at J-Tower 3) and just six units per floor — positioned as verifiable 'Japan Quality' at competitive Cambodia pricing.
Founded in December 2013 as the Cambodia arm of Kobe-based Tanichu Group, with a mandate to bring Japanese-standard condominiums to Cambodia. Led by CEO Shunji Tani.
